For owners of high-value homes
Lease your luxury home, furnished, to tenants we vet
We get requests every week from executives on assignment, families displaced by a fire or flood at their own high-value home, and households renovating or between homes, with monthly budgets from $15,000 to $80,000 and up. Most of them need a furnished home for one to twelve months. If your home sits empty while you travel, winter elsewhere, renovate a second property or wait to sell, we can place a vetted tenant in it privately, with no public listing. See the areas our clients ask for.
- Tenants are companies, relocating executives and insured families, never vacation guests
- Stays of 30 days or longer, which keeps you on the right side of short-term rental rules
- No public listing, no photos online, NDAs available
- Your estate manager, family office or attorney can handle everything with us
Who would live in your home
Our high-end requests come from three groups. Companies relocating a senior executive and family, who sign on company paper and often pay monthly in advance. Families whose own high-value home had a fire, flood or smoke loss, where a private-client insurer pays for a comparable home under the policy's additional living expense coverage. And families renovating, building or between a sale and a purchase who want to stay in the same school district.
Every tenant is identified before a showing. We share who they are, why they need the home, the dates, the household, pets and the payer, and you approve before anyone walks through.
- Executive relocations on corporate leases
- Insurance placements after a loss at a comparable home
- Families renovating, building or between homes
- Medical stays near Manhattan hospitals
- Productions, talent and athletes, under NDA
Homes we are asked for most
Gated and estate homes in Alpine, Saddle River, Franklin Lakes, Englewood, Tenafly, Cresskill, Short Hills, Rumson and Montclair. Penthouses, full-floor apartments and townhouses in Tribeca, the West Village, the Upper East Side and Central Park South. Waterfront homes in Edgewater and the Gold Coast, and houses in Westchester, Greenwich and the Hamptons outside peak summer weeks.
Four or more bedrooms, parking, a usable kitchen and a quiet street matter more than designer finishes. Pet-friendly homes get placed fastest.
How it works for the owner
Send the address, bedrooms, dates the home is free and what furniture stays. We visit or review photos privately, suggest a monthly rate based on what our clients are paying now, and keep the home on file for matching requests.
When a match comes in, you see the tenant profile first. The lease is a written 30-day-plus agreement with a security deposit, a condition report with photos at move-in and move-out, and clear rules on staff, guests, pets and parking. Housekeeping, linens and maintenance can be arranged through our partners or your own team. We confirm fees in writing before you commit.
