    Arriving from another country

    International arrivals hit a specific wall: most conventional landlords want US credit history, US pay stubs and sometimes a domestic guarantor, none of which exist on your second week in the country. Furnished mid-term placements are underwritten differently, typically identification, proof of funds or an employment letter, and payment up front, so you can be housed while your bank account, credit file and paperwork catch up.

    For a Midtown or downtown job, we usually start with Jersey City and Hoboken, PATH access to Manhattan runs roughly ten to fifteen minutes, apartments are newer, and monthly costs are meaningfully lower than the equivalent in the city. People who want to be in Manhattan itself tend toward Murray Hill, Chelsea, the Financial District and the Upper West Side depending on temperament and budget.

    Families relocating with kids often prefer North Jersey, Montclair, Fort Lee, Edgewater, Cresskill, Closter, where a furnished house with a yard, parking and a school district is realistic in a way it rarely is in the city. We place whole homes as readily as apartments, including larger estate properties for executives and extended families.
