You own a house in Southampton, East Hampton, Bridgehampton, Sagaponack, Water Mill, Sag Harbor, Amagansett, Montauk or Shelter Island and you want it working for you: a full summer season, August, a few off-season months, a year-round lease or a sale. - Off-season renters: executives, families between homes and insured households after a claim
- Private, off-market listing available, with an NDA when requested
- Licensed New York real estate salesperson with Property Finders Global
Who rents Hamptons homes
Summer demand is the season everyone knows: families from Manhattan and abroad booking the full season, July or August, often through a family office or an assistant who wants one clean contract. The off-season is the part most owners leave empty. From September to May we place executives on assignment, households renovating or selling a city home, and families whose own house was damaged and whose insurer pays for a comparable home nearby.
Those off-season renters stay 30 days or longer, pay monthly and treat the house as a home, not a party rental. For many owners that turns eight empty months into income without giving up the summer.
How listing works
- Tell us the house, the bedrooms, the dates you can give up and the rent you have in mind
- We tell you honestly what the house should get for each period, based on what renters are asking for now
- We list it publicly or show it privately, your choice
- You see every renter and every term in writing before anything is signed
Town rules before you rent
Southampton and East Hampton towns, and several of the villages, require a rental permit or a registry number before a house is advertised, and they limit how often a house can be rented for short stays. The rules differ by town and by village, so we check yours before anything goes out. Stays of a month or longer are the simplest to run.
Thinking about selling instead
Some owners rent for one more season and sell after. We can price the house both ways and, if a sale makes more sense, list it for sale or show it quietly to buyers before it goes public. See selling your home in NJ or NYC.
