Temporary Housing After Fire or Water Damage in New Jersey & New York

Almost every homeowner and renter policy in New Jersey and New York includes Additional Living Expense coverage, usually shortened to ALE or Loss of Use. It is the part of your policy that pays for somewhere to live while your home is being repaired, plus the reasonable extra costs of being displaced, the higher grocery bills, the extra mileage, laundry, pet boarding when a pet cannot come with you.

The standard your carrier owes you is comparable housing: a place similar in size, quality and location to the home you lost use of. A family of five with three bedrooms and a dog does not owe anyone an apology for declining two hotel rooms by the highway. Comparable means comparable.

One thing many families are never told plainly: you have the right to choose your own housing. Your carrier may offer a vendor or a hotel block, and you are free to take it. You are equally free to find a place that keeps your kids in their school and your commute intact, and have the claim pay for it. That is what we do all day.

The first conversation takes about ten minutes. We ask where your home is, how many people and pets are in your household, roughly how long the contractor thinks repairs will take, and what your adjuster has approved so far. If you do not know the answers yet, that is normal, most people call us within a day of the fire or the flood, before anything is settled.

From there we search furnished homes and apartments near you and send back a short list with photos, monthly cost, availability date and lease terms. Not fifty links. Three or four places that actually fit. If you want to see one in person, we arrange it. Once you pick, we handle the paperwork with the property and coordinate the billing so the invoice goes where it needs to go.

Families displaced in New York are just as welcome as those in New Jersey, we place across the five boroughs and Westchester as readily as across Hudson, Bergen and Essex counties. The single most common request we hear from displaced parents is some version of: please keep my kids in their school. That is a housing search problem, not an insurance problem, and it is solvable more often than families expect, especially across Bergen, Hudson, Essex, Union and Middlesex counties where inventory is dense and a few towns over is still a ten-minute drive.

We also plan around the boring things that make displacement bearable: parking for two cars, a washer and dryer in the unit instead of a basement coin machine, a desk if you work from home, a yard if the dog needs one.
