    Bradley Beach and Avon-by-the-Sea are two very small adjoining Monmouth County beach boroughs between Asbury Park and Belmar, separated by Sylvan Lake. They are covered together because each is roughly a few dozen blocks, both are dominated by seasonal rental housing, and the practical guidance for a monthly stay is the same.

    Two concrete distinctions. Bradley Beach has its own NJ Transit station on the North Jersey Coast Line, which makes it workable without a car; Avon-by-the-Sea does not, so people there use the Bradley Beach or Belmar stations. And both are compact enough that almost everything is walkable within the borough, which is genuinely different from the large car-based townships inland.

    Because so much of the stock is summer rental, off-season dates are far more realistic. Parking permits, beach rules and minimum stays are set by each borough and confirmed per property.
