Summer weeks in the beach towns are often priced and booked as vacation weeks, so a 30-night-plus stay is usually easier to arrange outside the summer season. Inland and rail-served towns behave differently from the beachfront. Red Bank, Rumson, Fair Haven, Middletown, Holmdel, Eatontown and Freehold hold year-round rental stock and sit on or near the North Jersey Coast Line, which matters for anyone commuting toward Newark or New York. Asbury Park, Long Branch, Bradley Beach, Avon-by-the-Sea, Ocean Grove, Belmar, Manasquan and the Point Pleasant Beach and Brick and Toms River stretch of Ocean County lean seasonal, with more single-family homes and condos than apartment buildings.
